Completion of historical rebirth of Baznicas street quarter results in the quarter aesthetically blending into existing environment and harmonising with nearby St.Gertrude church, Art Noveau buildings and new eclectic real estate development.
Construction of the second building of Baznicas street quarter began in 2017. In the spring of 2019 the building was completed in the corner of Lacplesa and Baznicas Street, the architect and interior designer of which is “SZK/Z” Ltd. and its leading architect is Ugis Zabers (Uģis Zābers), who is also known for taking part in the development of other high quality exclusive properties.
Ugis Zabers is an architect for the Legend quarter of exclusive buildings in Jurmala, Bulduri, which has received awards of as the best Latvian building and also author of many other publicly acclaimed projects. The facade of the building is matched both to the aesthetics of Baznicas Street and to that of the the first Club Central Residence building that has already been created within the project, using appropriate architectural solutions and tonality, glass, other environmentally friendly quality materials. The new building on Lacplesa street 11 has a total area of 3,990 m², it has seven floors and one basement where parking is located.
The designing experience of architect Uģis Zābers, who is an architect also for the house constructed at Lāčplēša Street 11, already includes several successful premium objects both in Riga and Jūrmala. The architect had to deal with eclecticism, art nouveau and romanticism in few-storey construction, which is challenging for every professional. The glass, which is used in the finish of building façade, reflects the surrounding construction, provides utmost lighting, as well as spacious and light premises inside. Wooden texture in autumn colors creates coziness and a link to the former historical wooden construction on the land plot and adjacent buildings.
The newly-built building at Lāčplēša Street 11 consists of seven over ground stories and one basement storey, which provides for 18 parking lots and two common use bike racks, as well as separate small store-rooms for the residents of the building. 28 apartments are situated in the building from the second floor up to the seventh floor: 12 of them two-room, 11 three-room, 4 four-room and 1 five-room. There are six to seven apartments on each floor from the second floor up to the fifth floor of the building, three apartments – on the sixth floor and one apartment — on the seventh floor. The area of apartments with high (3 m) ceilings range from 46 to 250 m². Majority of apartments in the building have a separate terrace.
The first floor of the building accommodates several rented-out commercial premises (shops) and a spacious and presentable front entrance hall with a fire-place and restored historical plafond, which dates back to the 60ties of the 19th century. The ornamental wooden plafond is an interesting and unusual part of the building. It was preserved from the former wooden construction on this land plot and, according to the instructions by the State Inspection for Heritage Protection, it has been integrated into the lobby hall of the building by using a complicated restoration technology. It has become a special identity of the building, which confirms that it is possible to integrate ancient and historical things into the modern architecture and revive them. There is a work place for the building administrator (concierge) in the entrance hall.
Architect Uģis Zābers’s team has also designed the interior of the premises, creating a solution that is integrated into the philosophy and approach to the building façade. Equally with the first premium building of the project, high-quality finishing materials and world-known manufacturers’ equipment and modern interior items have also been used in this building.
There are high-quality oak or walnut parquet floors (PARADOR, BAUWERK), designer tile collections are used in the sanitary premises and kitchens, the walls are decorated with designer wallpapers, high-quality painting and ornamentally veneered wooden panels. Toilet facilities will have the plumbing and equipment of the best manufacturers in the world Kartell by Laufen, Kohler, Villeroy&Boch, Hansgrohe/Axor. Interior is nicely enriched by high quality wooden doors, LED technology lighting.
Club Central Residence building is designed and constructed according to highest comfort and security requirements. For the purpose of inhabitants’ comfort two silent OTIS modern design elevators are installed, heat delivery convectors in flats are hidden in flooring, each flat is equipped with an autonomous ventilation system including heat recovery, flats are ready for fitting a fancoil autonomous cooling system (system is fully installed in upper floors), optical cable provides high-speed internet and HD digital television.
The building management system provides digital monitoring, registration and compilation of all essential building parameters into a single flat maintenance bill, including consumed energy resources, management, security, and maintenance fees.
Inhabitants security is maintained by access control system, central fire alarm, CCTV surveillance, each flat will have an autonomous alarm system.
